First Time Buyers
Get pre-qualified for a mortgage - Download the buyer pre-qualification worksheet and interest rate sheet here and fill it out to help identify your ideal home price range.
You may also wish to download our buyer closing cost spreadsheet here to estimate what your closing costs on a home may be. We think you will like like working with one of the following mortgage professionals:
Lisa Armistead, Southeast Mortgage of Georgia, 678-615-5226, LArmistead@comcast.net
Joe Trovato, Henger Rast Mortgage, 770-407-7021, JTrovato@hengerrast.com
Tell us what you like. Begin refining your taste in homes. Consider size, location and amenities in your search. What are you willing to compromise on? What are you firm on? You may wish to print the buyer Wish List here to evaluate your priorities in a new home.
Let us know when you can meet with us to go and look at houses. If you would also like to see homes on e-mail, notify us of your e-mail address.
Showing you homes requires advanced preparation by me, and coordination with Sellers and Listing Agents prior to arrival. You will need to set aside at least two hours to view homes with me. We also need advance notice if you have to change your plans to see homes.
Beware your friends and relatives! Often, your friends and relatives will have lots of advice based on their personal experience buying or selling homes. This can be helpful, but may be confusing. Please ask us if you are concerned about any aspect of the transaction.
Consult us before you visit new home developments or open houses on your own. We will accompany you as required to assure you get Buyer Representation. In these instances, the Seller already has representation. If you go alone, you won't!!
Let us show you all the homes you want to see. If another Real Estate agent shows you a home, it can create issues and disputes can arise.
When we visit occupied homes, please be respectful of the owners’ things. Children can be a problem, so keep them closely monitored.
Be prepared to make an offer. If you like a home, so will someone else! If you like it well enough, make a written offer to purchase. This can happen at any time, even on the first day we look! (We sold a house from someone seeing us put the FOR SALE sign in the yard!)
Begin planning your time for inspections, applying for your mortgage, closing and moving. We will ask you to determine which inspections you will have performed at your expense. You should be available for all inspections, as discerned by the inspector.
Keep us informed - if your timing or situation changes, let us know! We can't serve you well without ongoing communication. If you are relocating, let us help.
Ask questions! If there is ANYTHING you don't understand about the process, let us know!
